ERIC RAUSCHER

CEO

Eric Rauscher is a successful real estate developer and investor who has been operating in the DFW market for over 28 years. After graduating with a degree in Architecture from Texas A&M University, Mr. Rauscher pursued a career in real estate as a land broker with Henry S. Miller Commercial.  Mr. Rauscher was a top producer completing transactions to various developers and homebuilders totaling more than $50 million.  After gaining valuable land development experience while building key relationships within the development community, Mr. Rauscher was asked to manage Southwest Land Investments in 1996 where he raised over $10 million in equity and capital for various land acquisitions throughout the DFW Metroplex, as well as, spearheaded the development of over 1,200 single family lots.  Mr. Rauscher successfully grew the investment, development and asset management arms of Southwest Land Investments by instituting due diligence policies and procedures while crafting a successful and profitable business plan for the company’s founders.  In 2004, Mr. Rauscher became one of the founding partners of Crossfire Development Company. Mr. Rauscher used his experience in development and acquisitions, along with a wide spectrum of management skills, to help build and position the company through the acquisition of various key infill tracts of real estate within the DFW Market.  The company eventually merged with INCAP Fund where Mr. Rauscher became Director of Real Estate and assisted in executing a business plan to raise institutional money and eventually close a $250 million programmatic venture with JP Morgan.  Mr. Rauscher was point in charge of the acquisition and disposition process, due diligence team and asset management team.  While at INCAP, Mr. Rauscher implemented best in class due diligence processes, policies and procedures to successfully close over $80 million in real estate acquisitions and $50 million of dispositions in a 24 month period.  Mr. Rauscher then helped re-position Crossfire by taking it out of INCAP to take advantage of the current distressed real estate market.  In 2016, Mr. Rauscher along with Tim Stiles created Fortior Development LLC. Mr. Rauscher serves as CEO of Fortior Development, a full service General Contractor and Real Estate Development and Investment Company based out of Dallas, Texas. In 2022, Eric relocated to Denver, Colorado to lead Fortior's Denver office. The Denver office created Fortior Home Team residential brokerage. In addition, Eric is pursuing numerous commercial tenant finish and land development projects.

TIM STILES

President/COO

Tim has significant experience in commercial real estate development, construction, site selection and operations since the early 90's.  During his time at Woodbine Development Corporation in Dallas, Tim was involved in Fossil Creek, DFW Freeport, Legacy, Union Station and other projects.  Tim has completed many projects and has experience in both horizontal and vertical construction.  In addition, Tim is a licensed Texas real estate Broker and has completed over $150 million in transactions.  Tim has been involved in several thousand leases and site selection assignments nationwide.  Tim earned his degree from Stephen F. Austin State University.   His experience, coupled with his diligence, precision, and loyalty, makes Tim a pleasure to work with. Tim leads the Dallas office.
